Property Description

Description

Within the last 20 years the 4-star hotel has established itself as one of the leading hotels in the city. In order to meet the increasing demand on the one hand and to be able to expand the target group on the other hand, an additional new building is planned to expand the business by 47 rooms (37 double rooms and 10 suites) and rooftop spa landscape. A positive preliminary building application has been received for a hotel extension with a 40% subsidy for the construction costs. With this new building the hotel has a unique selling point! Because there is no hotel with a spa-wellness-landscape and no barrier-free hotel in the whole of Görlitz!

The company will have a total of 47 rooms, divided into 37 double rooms and 10 suites. The sizes of the rooms, including the bathroom, range from approx. 22.8 m² to approx. 34.1 m². The sizes of the suites are between approx. 41.5 m² and approx. 48.2 m² and correspond to the given guidelines for classification. When furnishing the rooms, great importance is attached to high-quality materials and a modern room concept. However, this should not in the least stand in the way of the feel-good character of each room.

The new hotel building will be located on the neighbouring property of the existing hotel. The plan is to create a completely barrier-free design hotel. A wellness and sauna area is planned to extend the season. The complete barrier-free design will enable both elderly people and people with disabilities to move freely. The hotel will also offer overnight accommodation for small group trips. The new building is to be considered functionally and economically independent, but a transition to the existing hotel is planned. On the ground floor is the reception with a small lounge and the adjoining restaurant. In addition, a multifunctional room will be created, which can be used in many ways as an event, conference or seminar room. The "hanging garden" on the side wall of the staircase is to provide an additional feel-good atmosphere in the light space of the floors. The top floor will be one of the highlights of the new building. Terrace areas and a glazed flat wing for the planned saunas and treatment rooms will be created here. Catering for the additional hotel guests will be provided in a newly created restaurant on the ground floor of the new hotel building. In order to remain economically profitable and to meet the current clientele, a classification of 4 stars according to the German Hotel Classification is aimed for. Additional classifications and quality seals are being sought and will be tested.

Funding option: 5.54 million project expansion with 40% funding and existing business plan. Later to be converted into age-appropriate housing. Of which eligible for funding: € 2,188,732.

Description of the location

Excellent, close to the centre, connection to tram, bus and train within walking distance.

Görlitz is the easternmost city in Germany, district capital of the Görlitz district and the largest city in Upper Lusatia. The city is located on the Lusatian Neisse River, which has formed the border with Poland since 1945. With its more than 4 000 listed buildings, this city has a closed architectural history. The city of Görlitz thus has a unique urban area monument and is one of the pearls of architecture in the center of Europe. Due to the complexity of history and architecture in this city, the focus of all tasks is to use the unique opportunity to "create history to touch for our great grandchildren". ON THE TRACKS OF STONES THROUGH THE CITY Here in Görlitz stands the largest five-aisled hall church in Saxony. Closely linked to it, at a distance of 1000 steps, the guest finds the most original Holy Grave in the world, in Moorish-Gothic style. The complex is embedded in the oldest cultural park in Germany (1504), with the Ölberg Garden and Kidron Valley. Following the history of architecture, the oldest bourgeois Renaissance house in the German-speaking area "Der Schönhof" is located in the old town. Also worth seeing is one of the most valuable houses of this style epoch, whose facade can be described as a "street altar" in the sense of the word. The famous "Görlitz Hall Houses" are also a unique document of bourgeois living culture in Europe, with building elements of the late Gothic and the Renaissance. Wonderful baroque houses, newly restored, with their shining symmetrical facades, invite you to look and linger. Prof. Gottfried Kiesow, Chairman of the German Foundation for Monument Protection, enthused after his first visit to the city on the Neisse in 1990; "Görlitz is the most beautiful city in Germany and every German citizen should have seen and experienced it at least once". One of the reasons why it is so beautiful is that a closed architectural history exists here in a relatively small space. From the Romanesque of the Middle Ages to the Art Deco of the present, all architectural eras are represented.
