Property Description

This single-family house, situated about 1 km from the Baltic Sea, captivates with its gardens, the well thought-out floor plan, a sauna, a cosy winter garden and a 51 m² apartment. It is located in a very popular and quiet residential area in the immediate vicinity of the Baltic resort Warnemünde.

By a porch, which offers sufficient place for a cloakroom, you arrive into the anteroom of the living range, in which also the stairway is to the attic and into the cellar. The tiled living area is generously cut and conveys with a comfortable, brick fireplace a very comfortable living atmosphere. Through floor-to-ceiling windows and patio doors, the living rooms are supplied with plenty of daylight. The lovingly arranged terrace is wonderfully suitable for a Sunday brunch on warm summer days and grants a view of the beautifully arranged garden with lawn and fish pond - here you can relax wonderfully. The dining area is a winter garden that seamlessly connects to the living area and offers enough space to eat with the whole family. Also the kitchen is open and very generously cut. It is equipped with a high-quality fitted kitchen, which promises fun in cooking. A small storage room directly next to the kitchen provides storage space for household appliances or food. The ground floor level is rounded off by a guest bathroom with WC and shower.

The top floor surprises with three comfortable bedrooms, one of them with balcony, a hobby room, a separate WC as well as a large daylight bath with tub, separate shower, hand basin and WC. The charming sloping ceilings create a particularly comfortable living atmosphere in the bedrooms.

Another highlight is hidden in the basement. Here is beside a guest room, a hobby workshop and storerooms a Wellnessbereich with wood sauna. The attractive offer is rounded off by a garage for your car.

Diedrichshagen is situated about 11 10 northwest of the historic centre of Rostock. The town borders in the east northeast on the Rostock district Warnemünde, in the southeast on the district Lichtenhagen and in the southwest on the district Elmenhorst of the municipality Elmenhorst/Lichtenhagen.

The landscape conservation area Diedrichshäger Land lies directly north of the village. To the north, the nature reserve Stoltera is directly connected to it, a partly over 20 m high steep coast with a narrow coastal forest along the Baltic Sea. In total, the linear distance between the town centre and the Baltic Sea is one kilometre.
East of the village lies the Diedrichshäger Moor, which lies up to 2 m below sea level (NN). Furthermore the district borders in the east on the cemetery of Warnemünde as well as on the moat up to the Laakkanal (border to Lichtenhagen), to which the district borders in the south.

In the west of the village, rows of birch and poplar trees were planted to protect the orchards. Diedrichshagen is connected to Rostock-Warnemünde via the L 12 in the north-east and there via the Rostock city motorway B 103 in the direction of Rostock city centre as well as to the A 20. The L 12 runs southwest via Elmenhorst, Bad Doberan and Kühlungsborn to Wismar. In addition, there are two bus stops of the Rostocker Strassenbahn AG (RSAG) in Wismar, via which you can reach the districts Warnemünde and Lichtenhagen as well as the S-Bahn stops Warnemünde-Werft and Lichtenhagen with good connections to Rostock-City.
